When it comes to Physics in NEET, there are relatively few questions that are theory-based (only 5 percent to 10%), while the rest are largely formula and concept-based. There are a few chapters, such as Semiconductors, Ray Optics, Thermal Properties of Matter, Atoms and Nuclei, and Dual Radiation of Matter, that include a lot of theory you can focus on.

I think you are thinking good...if you score very well,you have a plan and you should execute it...
The main important thing in theoretical chapters are revision,it is very Mandatory and you should revise atleast once a week ..
The theoretical chapters in physics are-
I think these are chapters which are theoretical but they have included numerical too but they are very easy to cover and it takes shor period of time.
The theoretical chapters in chemistry are-
these are some theoretical chapters of chemistry,,in these chapters you have to prepare inorganic chemistry in very good manner,it is very very important to score hingh marks in chemistry.
