Hello Aman,
Although the official cut-off marks for JEE Mains will depend on the toughness of paper, according to the analysis of last 3-4 years, marks around 220 will make sure that you get rank below 5000. As the 12th board marks are not being considered from last year, there is the chance of even higher cut-offs, but don't worry just focus on your study instead of rank and give your best in the exam.
All the best for exams!

Hello Aman You must score about 220-250 marks in JEE Mains 2018 to get a rank below 5000. Boards being discarded means, the cutoff for JEE Mains marks can sore even higher as compared to previous year trends. Practice more and more. Hope this helps. All the best !
Hii Aman..
According to me, you have to score 215–220 marks approximately for 5000 rank in jee mains 2018. But since boards 40% have been discarded, you may even get much better rank for sure with these marks as board marks messed whole of the ranking system of Jee Mains.
Thanks..!!
