see iit jam exam is for admission in msc courses in reputed iits and nits, questions will be based oon your bsc course syllabus, however the fundamental clearance you may follow 12th books but donot expect to questions comes as 12th standard, you need to follow the previous years

For CAT and in general for other management exams too like XAT, CMAT, etc you can solve quantitative aptitude by Arun sharma. The book is well written such that theory and numerical both are in adequate proportion. Though pearson is also good and one can follow it too.
