I think its not underrated, they are less preferred over NITs. Because IIITs are very expensive in terms of fees because it is private institute. However, in terms of education  IIITs are far better than many NITs. Also, IIIT Hyderabad, IIIT allahabad , IIIT delhi are far better than NITs in terms of coding.

You should go for Shiv Nagar University (SNU), Chennai as it is a better option among the three. This is due to a number of reasons like infrastructure, faculty, facilities and the placements.
