The fee is depends on the Institute which you have selected. Normally b. arch has 30000 and b. tech has 60000.
When compared Engineers, architectures receive salary is 30% lower for freshers.

The cutoff for B.Arch courses is about 50% of the total marks. Above 70% and you can get a seat in one of the finest institutions in India offering B.Arch. For B.Arch at IITs the admission is based on JEE Advanced

Yes, you can get a good government college as for qualifying in NATA, a candidate must secure 25% marks in Part-A and 25% marks in Part -B and you have scored such a good marks. Your admission for any college through JEE percentile will depend on the counselling

With a percentile of 40% in JEE Mains paper 2, I'm afraid you won't be able to get admission into any of the NITs or SPAs.
However, you can try for other institutes while have their own entrance exams or NATA 2019.

you may get into NIT.As you are OBC candidate there are chances you might get into the NITS.

To get an B.Arch admission in any Architecture college not the board percentile you also have to appear for the NATA and qualify in it with the minimum marks. Then you will be given admission for B.Arch in any colleges.
