If you want to get admission in top IITs then you have to score atleast 40 % marks in JEE advanced or under 5000 rank in general category. Cutoff may be vary year to year but have to score approx 40 to 50 percent marks in JEE advanced

Well, brother I understand you want to get into an IIT and you have scored which as per your category you can get an IIT.

But brother, going for a preparaotry course, I won't recommend to any of my fellow.

Well, from your given situation it looks you are an SC category student.

Now, by God's grace you have given JEE mains and JEE advanced.

Regarding your selection, I would recommend you to prefer NIT's over IIT's as in IIT, you would be getting only preparatory courses.
